PHYSICAL PLANNING DEPARTMENT (TOWN AND COUNTRY PLANNING)
The Physical Planning Department of Obuasi Municipal Assembly is responsible for the underlisted two core function of the Assembly
- Development Permit and
- Planning Permit
Process of acquiring Building Permit from Obuasi Municipal Assembly
- The applicant must submit four (4) copies of each building plan, site plan, allocation letter, or lease to the Physical Planning Department.
- Where the proposed development is a storey building, the applicant would be required to obtain a Fire Permit from the Ghana Fire Service.
- Where the proposed development is for commercial, industrial, health, education, civic, and cultural land uses, the applicant would be required to obtain an Environmental Permit from the Environmental Protection Authority (EPA)
- The building plan must be endorsed by a licensed Architect, a licensed building surveyor, and a structural engineer in the case of two-storey buildings and above before it is submitted to the Physical Planning Department.
- The applicant is issued and invoice for processing and submission fees payment at the GCB Bank, Obuasi Branch.
- The applicant submits the bank receipts to the Accounts office for Obuasi Municipal Assembly GCR receipt. The Accounts Officer issues the development permit application form to the applicant.
- The applicant submits the development permit application for (Permit Jacket) to the Physical Planning Department and attaches all other relevant documents to commence the permit process.
- The applicant is giving a date for a site inspection to be conducted with the Physical Planning Department
- Copies of the Architectural and structural drawings are submitted to the Head of the Works Department for pre-vetting the building plan and preparing estimates for building permit fees.
- The development permit applications received are processed and submitted to the Technical Sub-committee for a site visit every month.
- The Technical sub-committee meets every month after a site visit to vert all the applications and make the necessary recommendations to the Spatial Planning Committee.
- The Spatial Planning Committee meets monthly to consider the approval or differed of the development permit applications received. the committee also approves the estimated permit fees.
- The approved building plan / drawings are signed/endorsed by the Head of the Physical Planning Department and the Head of the Works Department.
- The Heads of the Physical Planning and Works Departments sign the Development Permit Certificates.
- Copies of the endorsed Development Permit Certificate and Architectural and structural drawings are issued to the applicant.
- The Physical Planning Department and Works Department keep copies of the signed certificates and building drawings for official use.
